The &#8220;short-term, mid-term, and long-term investment strategy&#8221; is gaining attention as a strategic real estate investment approach. This investment strategy is expected to expand mainly in urban areas, particularly in Tokyo, where inbound lodging demand is increasing.<\/strong><\/p>\n\n\n\n<p class=\"is-style-simple_bg-sitecolor_rgba wp-block-paragraph\" id=\"block-9de966ed-222c-4bad-867c-986e2d52a75b\"><strong>Question 1: How does the profitability of vacation rental property management compare to a typical real estate investment?<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Vacation rental properties in suburban resort areas are more reasonably priced than condominiums and buildings in expensive urban areas.<\/li>\n\n\n\n<li>If the property is managed well as a vacation rental property, the yield is higher than that of a rental property, and in many cases, the property can be sold at a higher price when it is sold in the future.<\/li>\n\n\n\n<li>The property is cleaned and maintained as needed, so there is a possibility that it can be maintained in better condition than normal rental properties.<\/li>\n<\/ol>\n\n\n\n<p class=\"is-style-simple_bg-sitecolor_rgba wp-block-paragraph\" id=\"block-3eb7b373-0208-457a-a291-5bc8c0ad7310\"><strong>Question 2: Are there any risks that those who want to start operating vacation rentals should be aware of?<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>In the case of residential lodging, or so-called private lodging operations, there is a limit of 180 days per year of operation, except in a few specific areas.<\/li>\n\n\n\n<li>Even if you want to operate private lodging in a condominium unit such as a room in a residential condominium, there are many cases where the rules of the management association do not allow you to do so.<\/li>\n\n\n\n<li>problems with neighbors due to noise, or lack of management of cleaning and rush management may lead to suspension of your operation or even closure of your business.<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\" id=\"block-619d3cc4-710c-4b3e-af83-ac49f6e27617\">To clear the above operational issues, it is recommended to entrust a professional operation and management company.<\/p>\n\n\n\n<p class=\"is-style-simple_bg-sitecolor_rgba wp-block-paragraph\" id=\"block-954988a6-bdfa-4b43-9c21-ce602ba468ff\"><strong>Question 3: How does the management company react to the number of days of operation issue?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\" id=\"block-dcc35ec1-41af-4455-bbfa-9e09eb320db4\">In the case of a private lodging operation, the number of days of operation is 180 days per year, but there is actually an operational method called a hybrid operation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" id=\"block-156b806e-55f7-4cf1-992f-56c68f765b50\">We have a hybrid operation method: &#8220;Residential accommodation (180 days) + Monthly operation + Short-term rental.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" id=\"block-5c462547-28c8-464a-9bb6-a3a95bc323b0\">We use the unique know-how of our operation and management, and register on various platforms according to the method of operation to broaden the reach of the customers to the facility.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" id=\"block-31b5e159-b38c-4bf9-b859-975b48bcd2cc\">Furthermore, we respond quickly to the needs of our guests and switch between different operating methods.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" id=\"block-1c6d93cf-ad2c-4732-b51b-f3f35ab71e72\">Through these and other methods, we are able to break through the limit on the number of private accommodation days and achieve high occupancy rates and high yields.<br>*Of course, it is a precondition that there is no problem with legal compliance.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span class=\"pre--maker span-stk-maker-yellow\">However, the most popular investment trend these days is to operate properties as ryokan (Hotel) properties year-round, rather than operating them as private lodging properties.<\/span> <span class=\"pre--maker span-stk-maker-yellow\">There are very few operators, however, that have the know-how to select a ryokan property, attract travelers from all over the world, and operate it efficiently. Even real estate brokerage firms that have been involved in real estate investment for many years often do not possess this know-how.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Factually, recently in Japan, short-term, mid-term, and long-term investment strategies in the lodging-related real estate market have garnered attention. In particular, it is common to see the strategy of converting a single-family home into a vacation rental or inn, enhancing its value, and then selling it in a short period. After that, investors often purchase a larger single-family home and convert it into a lodging facility, aiming for higher returns in the mid-term to long-term.
